For the past two years, we have been actively engaging with Croydon Council in our efforts to bring forward this exciting new development. Throughout this process, we have remained committed to delivering a high-quality, sustainable scheme that aligns with both local and regional planning policies.
Our initial planning application (24/00062/FUL) was submitted to Croydon Council and, despite our best efforts, was refused on 22nd March 2024. In response, we took a proactive approach, carefully reviewing the reasons for refusal and redesigning key elements of the scheme to directly address the concerns raised by the Local Planning Authority. Our revised proposal was submitted under application 24/02793/FUL, but unfortunately, this too was refused on 9th October 2024.
We remain fully committed to this project and strongly believe in the quality and merits of the proposed development. As a result, we are now preparing to launch an appeal with the Planning Inspectorate in March 2025. This will allow an independent review of the scheme, and we remain hopeful and optimistic that planning permission will be granted through the appeal process.
We appreciate the support and interest from those following the progress of this project and will continue to provide updates as the appeal progresses. We look forward to the opportunity to deliver this scheme as intended and contribute positively to the local area.

DownloadThe redevelopment of 79 Riddlesdown Road, Purley, marks a pioneering step forward in sustainable and biophilic residential design. This innovative project involves the demolition of the existing structure and the construction of Croydon’s first biophilic-designed, Passivhaus Certified residential development, delivering five high-performance homes in a mix of 2-bedroom and 3-bedroom units. The scheme also includes comprehensive landscaping enhancements and off-street parking, ensuring a well-integrated and thoughtfully designed living environment.
The vision for 79 Riddlesdown Road is to create a residential development that harmonises with nature, enhancing both the urban and environmental landscape while prioritising the well-being of its residents. At the core of the design is the principle of biophilic architecture, which seeks to foster a stronger connection between people and the natural world. This is achieved through natural light optimisation, enhanced ventilation, and the integration of green spaces, ensuring a healthy and enriching living environment.
In addition to its biophilic design, this development is set to achieve Passivhaus Certification, adhering to one of the most rigorous energy efficiency standards worldwide. Passivhaus ensures that the homes operate with exceptionally low energy consumption, maintaining optimal indoor air quality, thermal comfort, and significant reductions in carbon emissions. This approach not only lowers long-term energy costs for residents but also significantly reduces the ecological footprint of the development.
Situated in a prime location at 79 Riddlesdown Road, this development is uniquely positioned to blend the benefits of urban living with the tranquillity of nature. The design and access strategy has been carefully considered to ensure that the development complements the existing character of Purley while enhancing the biodiversity and natural features of the site. Thoughtful landscaping, sensitive architectural integration, and sustainable material selection all contribute to a forward-thinking residential project that sets a new benchmark for environmentally responsible housing in Croydon.
This project represents an exciting opportunity to redefine the future of sustainable living in the borough, offering a visionary, high-performance residential environment that enhances both the lives of its residents and the surrounding natural landscape.
